Behind the Build: MEP Milestone at Lancing Hound

Inside the Build: Mechanical, Electrical & Plumbing Progress on Our Latest DiPrima Custom Home

At DiPrima Custom Homes, craftsmanship and precision are woven into every phase of construction, not just the final finishes. Their recent update from the Lancing Hound project highlights the completion of the mechanical, electrical, and plumbing (MEP) phase—a crucial step that lays the groundwork for comfort, safety, and efficiency.

The HVAC team began by running ductwork from the garage-based mechanical room, which will house two air handlers. Ducts extend through the attic and branch to each room, ensuring balanced airflow and energy savings. Once that was complete, plumbers followed by installing water and gas lines, vent piping, and tubs where needed. These systems were routed through the attic for accessibility and durability.

Electricians then mapped outlets, switches, and recessed lighting, securing all wiring to the breaker panel. A low-voltage team followed, handling structured wiring for internet, security, and entertainment. Every window and door received security sensors, while provisions for future upgrades—like “Smurf tube” conduits—were also installed.

After installations, the home underwent pressure testing for gas and water, plus fire caulking for safety. With inspections passed, insulation was applied: spray foam in living areas for maximum efficiency and fiberglass batts in the garage for cost balance.

Meanwhile, exterior work advanced. Stucco contractors prepped with bead and wire lath, while roofers began installing durable concrete tiles. Unlike asphalt shingles, these tiles take longer but provide unmatched longevity and elegance.

With MEP and insulation complete, the project is now ready for drywall, cabinets, flooring, and final touches. This milestone underscores DiPrima’s philosophy that true luxury is built step by step, combining modern comfort with timeless craftsmanship. Since 1961, they have remained committed to delivering homes designed for beauty, durability, and family legacy.
